These findings, which pertain association questionnaire and/or association estoppel information, sometimes called an estoppel letter or estoppel certificate are required for identifying matters affecting a property such as violations of by-laws, as well as determining association fees for payment or closing purposes. Our estoppel department obtains Homeowner or Condominium questionnaire information using our own thorough form wherever possible. These findings, which pertain both to the association as a whole and the subject property in question, alert the closing agent as to any special assessments, association approval requirements, insurance contact information, additional association information, violations or other matters which may need to be addressed in advance of closing. If initial findings direct us to sub-associations or attorneys for further information the estoppel team conducts that research as well in order to obtain any additional association estoppel and or attorney payoff information required for closing.
We also request supporting documentation such as a satisfactory ledger and/or fee breakdown along with an IRS W-9 form so that payments of association dues may be properly reported.
