Research Examples:

Environmental: Wetlands

When retained to research a large tract of vacant land in the Redlands area of southern Miami-Dade County to clarify if the parcel could be developed our research revealed that the seller had received multiple written offers within the past several years to purchase the land by the South Florida Water Management District, which was acquiring all of the surrounding acreage in anticipation of its being designated as wetlands. If the buyer had purchased the property and the District did in fact move forward with its plans for the area, the buyer may ultimately have had to face a condemnation suit against all of those who had refused to cooperate in selling their land.

As a result of our research, the buyer elected to not purchase the property and in all likelihood avoided a potentially lengthy and costly court battle, which the seller had neglected to disclose.

Commercial/Industrial Properties

We regularly research commercial and industrial facilities for issues such as zoning, licensing and any special permitting requirements set forth by the corresponding county, municipal and/or environmental departments. In some instances, we have found manufacturing facilities that lacked the proper licensing and permits to perform the work that was currently being conducted at the site. In some cases the owners had been operating in this manner for years.

As with the other types of commercial research we perform, the matters that we uncover can then be presented to the parties prior to closing so that the buyer is able to avert any possible business disruptions in the future.
